Necessity of Prefabrication and Modularization in Indian Building Construction Sector

Abstract

The majority of Indian building construction sector’s ongoing reliance on traditional methods has created a major obstacle in addressing the country’s urban housing crisis. Earlier estimates suggested a housing shortage of nearly 19 million units by 2022. However, recent data shows a more complicated issue, with the supply of affordable and mid-income housing dropping by 36% between 2022 and 2024 in major cities. This crisis worsens due to inefficiencies in conventional construction. These include a heavy reliance on an unskilled, transient workforce, as well as persistent project delays and cost overruns caused by complicated supply chains, on-site material waste. Therefore, a fundamental change is crucial for providing high-quality affordable & sustainable housing quickly to meet the nation’s development goals. The analysis here uses a qualitative descriptive research method. The research examined the current level of prefabrication, development, technical progress, and application in housing in India. Data was gathered from reports and case studies on notable projects. This helped assess the viability and effectiveness of prefabricated and modular construction techniques in India. This method provided an understanding of both the challenges of traditional construction and the strategic solutions offered by modern off-site manufacturing. The findings show that prefabrication and modular construction provide a practical solution to India’s housing and infrastructure problems. This method changes construction from a site-based task into a predictable, high-precision manufacturing process. It ensures better quality, saves significant time, and reduces material waste. Advances in technology like Building Information Modeling allow for precision and advanced materials improve durability.
